The amount is not just based on your monthly rent

Most people start with monthly rent, but the Rent Tax Credit calculation has more moving parts. The calculator first works from eligible rent paid during the tax year. It then applies 20% relief. After that, the annual maximum for the tax year and filing status is applied. Finally, the result can be limited by your Income Tax liability, because the credit cannot reduce Income Tax below zero.

This is why two people paying the same rent can receive different results. Someone who paid enough Income Tax may use the full capped credit. Someone with low Income Tax after other credits may receive a smaller benefit.

The cap is not multiplied by the number of homes you rent. Revenue states that the maximum applies no matter how many properties you pay rent for during the year.

Worked example: single renter with enough tax paid

Sarah is single and paid €1,200 per month in qualifying rent for all 12 months of 2026. Her annual qualifying rent is €14,400. Twenty percent of that is €2,880. The 2026 single-person cap is €1,000, so the claim estimate is capped at €1,000. If Sarah’s Income Tax liability after other credits is higher than €1,000 and all eligibility rules are met, she may be able to use the full €1,000 credit.

Worked example: low Income Tax liability

John paid €800 per month for four months in 2026 before leaving employment. His qualifying rent is €3,200 and 20% is €640. On the rent calculation alone, €640 is below the €1,000 single cap. But if John’s Income Tax liability after other credits is only €180, his usable Rent Tax Credit is limited to €180. The remaining theoretical credit cannot create extra relief against USC, PRSI or tax that he did not owe.

Worked example: shared accommodation

Three flatmates rent the same house and split the rent. The total rent for the property is not the figure each person should automatically use. Each claimant should use the amount they actually paid and can support with records. If one person paid €10,000 of qualifying rent in 2026, their own 20% calculation is €2,000 and the single cap may limit the estimate to €1,000, subject to their own Income Tax liability and eligibility.

How to use the calculator without overestimating

  • Use rent paid for the tax year, not your current monthly rent multiplied blindly by 12.
  • Exclude utilities, laundry, meals, parking, deposits and other non-rent charges.
  • Choose the correct tax year because the caps changed after 2023.
  • Select the correct filing status, especially for jointly assessed couples.
  • Enter Income Tax liability if you know it, because it can reduce the usable credit.

Should I include my deposit?

No. A security deposit is not rent for use of the property and should not be included in the rent amount.

Should I include utility bills?

No. Revenue says rent does not include extra services such as utilities, board or laundry.

Can I claim for only part of a year?

Yes, if the rent and eligibility conditions are met. Use the rent actually paid during the relevant tax year.
